The Opportunity

 

Northstar Opportunistic Real Estate Investment Fund, LLC (the “Fund”) is seeking to raise up to $50MM of private capital via existing relationships to acquire and reposition distressed bank notes and real estate located primarily in and near Denver, San Francisco, Atlanta, Phoenix, Los Angeles, Seattle, Dallas, Houston, Chicago, New York, and the Southern California region. The Fund will target properties representing significant potential to capitalize on current market conditions. The Fund will leverage the successful vision and strategy of R. Brian Watson, the managing member of Northstar Fund Manager, LLC (the manager of the Fund), to acquire, manage, and add value to the commercial real estate assets it purchases from acquisition to disposition. The Fund intends to deploy a proactive approach to asset management, property management, improvement oversight, construction services and disposition services. Drawing on the experience and expertise of its management, the Fund will target an annualized, non-compounded, cumulative rate of return on Investor’s Adjusted Capital Contributions of 25% over an expected five year hold period.
